Its price does not: it charges a mid-range price per square metre for turnkey homes (1,489 €/m²), and the brand itself describes its homes as traditional build quality at a tighter price. Its fixed price already includes the design project, the permit, the slab and site management. For buyers who want a designer house without paying the price per square metre of the most expensive ones.

8.Koto: timber houses and cabins signed by an architecture studio

It is a British architecture studio that designs cabins, saunas and timber houses with a Nordic look, and its high end lies in that signature. For living in, it offers bespoke houses and a single-storey catalogue model, the Hytti, which it sells in the United Kingdom and in Europe. Its price is a pound sterling price list, converted, and customisation is extra. For buyers who want a timber house with signature design rather than a fixed catalogue.

9.Baufritz: a healthy home designed to measure, with solid wood and branded fittings as standard

Its high end lies in what the photos don't show: a house designed for healthy indoor air, with wood-shaving insulation it makes itself, shielded electrical wiring, solid wood parquet and doors and branded sanitaryware, designed to measure and with an interior designer to help choose the finishes. It is a German price list, with German VAT included and calculated for its delivery area there, so it cannot be compared with prices in Spain. If you want to buy a finished house in Spain at a fixed price, Moodul (in Spanish) charges 59% more per square metre than is usual among the brands that price here and justifies it with bespoke design in steel, and The Concrete Home (in Spanish) stays above the median with reinforced concrete and full climate control; Atlántida Homes (in Spanish) puts its high end into everything it handles for you, from the ground studies to the permit. If budget matters, Casas Cube (in Spanish) and The Corten Company (in Spanish) offer design and a lot of included work at a mid-range price per square metre, in exchange for simpler finishes or paying separately for transport when the plot is far from their factory.

Baufritz (in Spanish) makes high-end Central European timber houses: it is useful for comparing the concept, not the price, because it prices for its own market. If one of them interests you, first ask it to confirm in writing that it delivers to your plot, and for a quote in euros with Spanish taxes. Frequently asked questions

What really sets a high-end prefab home apart?

Not the material: there is high end in timber, steel and concrete. What changes is what comes as standard and what is decided to measure: an air-source heat pump with underfloor heating, heat-recovery ventilation, branded windows and flooring, an architect who adapts the house to your plot and, above all, how much of the build the price leaves out. At the same price per square metre, a house that arrives without foundations or permit and one that arrives with everything done do not really cost the same.

How much does a square metre of a high-end prefab home cost?

The median for turnkey homes in the catalogue is 1,639 €/m² (137 homes from 21 manufacturers), and the most expensive band starts at 2,025 €/m². The high end is not always up there: some design-led brands charge a mid-range price per square metre and put the difference into what they include. What you cannot do is compare those figures with a price list from another country or with a price that starts at the slab: first you have to even out what each one covers.

What should you ask for in writing on a high-end home?

The specification with brands and models, because that is where the high end lives and where it gets cut; the list of what the price leaves out (foundations, utility connections, external works, appliances); the energy rating it commits to delivering; and whether VAT is included, which at this price level is a large item. With a foreign brand, also ask it to confirm that it builds in your province and who is responsible for the warranty here.
