The wall: before its thickness, ask whether it can be insulated
For year-round living, the insulation matters more than how thick the timber is, and some kits are advertised with the most basic wall. In the Milk by Maestro Casas (in Spanish), the wall in the starting price does not allow the walls or the roof to be insulated, and neither does the thicker one: you have to order the version prepared for insulation, which costs a little more and leaves the insulation itself out. Among the wooden houses that state what they are insulated with, mineral wool (rock or glass wool) is the most common (81 %, 225 of 278), and natural insulation such as wood fibre or cellulose is a minority (18 %). Prefab wooden house kits: what they include and what you add
A kit includes the parts and the plans, and you assemble it yourself or hire someone to do it; everything else you need before moving in varies from one kit to another. The Atalaya by Casas de Madera Málaga (in Spanish), for example, includes in its price the floor, wall and roof structure, the doors and windows, the roofing, delivery on the mainland and VAT, and leaves out assembly, foundations and the water and electrical installations. Finished, yes, compared with concrete: turnkey, a square metre in timber has a median of €1,267 (47 houses from 10 manufacturers), and in concrete, €2,025 (40 houses from 7 manufacturers). Steel stands at €1,606 (67 houses from 10 manufacturers). A kit does not belong in this comparison: it is not the same house.
