Tiny homes in Spain: as a kit, on a chassis or finished
A kit includes the parts and the plans, and you assemble it yourself or hire someone; if it is made of timber, check the wall first: in the Mini Giza by Maestro Casas (in Spanish), the wall in the starting price only allows the floor to be insulated, and to live in it through the winter you have to order the version prepared for insulation, because the thicker wall does not allow it either. A mobile home travels by road on its own chassis. A finished module leaves the factory with the wiring and the finishes done, although finished does not mean complete: in the M28 by Ekoetxea (in Spanish), the kitchen, the toilet and the shower are ordered separately. On wheels or on foundations: planning permission, mortgage and VAT
Wheels do not exempt you from planning permission: in 2024 the Spanish Supreme Court treated mobile homes as prefabricated houses, and to stay on a plot they need the town council's permit like any other home. What does change is the rest: a house that can be moved without breaking it is movable property, cannot be mortgaged (it is paid for with a personal loan) and carries 21 % VAT, whereas one fixed on foundations carries 10 % and can be mortgaged if you own the land. Which tiny houses can be moved to another plot?
The ones that are not tied to built foundations. Mobile homes travel on their chassis: the Duna 27 by Alucasa (in Spanish) (in Spanish) has wheels and a tow bar, and the MiniClass MC20 by Lercasa (in Spanish) (in Spanish) has wheels and axles so it can be moved with machinery. So do some modules that rest on supports, such as those by Woodville (in Spanish) (in Spanish), designed to be moved without a slab. A kit built on foundations stays where it is, and on the new plot you need planning permission again.
What sizes do tiny houses come in?
