Cheap prefabricated houses to live in, not garden sheds or garden modules, for anyone on a tight budget who wants to know what that money actually buys. The cheapest option is almost never a finished house: here you can see what each price gets you and what you still have to pay for separately.

1.Hobycasa Alcoy: four bedrooms in a spruce kit, for you to finish

Per square metre it comes to 249 €/m², and VAT is included.

It sits 42 % below the median for home kits over 60 m² (427 €/m², 67 houses), and what it includes explains why: the spruce shell with its doors and windows, and little else. The roof arrives without waterproofing, and the slab, the floor, the services, the sanitary fittings, the unloading and the assembly are on you. The same house with a thicker wall is the Alicante house (in Spanish). It suits you if you have someone to put it up and finish it; it does not if you expected to move in for that figure.

2.Hobycasa Alicante: the same house as the Alcoy, with more timber in the wall

It is the Hobycasa Alcoy (in Spanish) with a thicker timber wall: the same outline, the same doors and the same windows.

That wall is what you pay extra for, and it is worth it if you will use the house beyond summer, because more timber holds warmth and coolness better. Even so, it sits 19 % below the median for home kits over 60 m² (427 €/m², 67 houses). You get the shell with its joinery; the slab, the floor, the watertight roof, the services and the assembly are extra. It suits you if you want the Alcoy for more months of the year.

In favour

  • Timber double glazed joinery included, and it can be swapped for PVC by paying only the difference
  • Reasonably sized bedrooms (8.5 to 13 m²) and a generous living room with kitchen (32 m²)

Worth bearing in mind

  • Slow to make (45 to 60 working days, plus transport)
  • Still no added insulation in the wall, and the seller does not intend it for an urban plot with a building project
  • Its floor area includes the porch: the enclosed part is around 100 m²

3.Modular Vivendi Mencey: three bedrooms measured one by one, Canary Islands only

It publishes the size of every room, and the three bedrooms are a good size (10.5, 9 and 8.6 m²).

It is only sold and delivered in the Canary Islands, with IGIC on top, so its price cannot be compared as it stands with one from mainland Spain. It arrives dismantled on pallets, on treated timber beams, with the walls, the doors and the double glazed windows; the base, the assembly and the services are contracted separately, and the bathroom and kitchen are fitted out later. It suits you if you live on the islands and want to assemble it yourself or with its team of carpenters. It does not outside the Canary Islands.

  • It fits one more bedroom than its sister Macaronesia on the same footprint, for very little more

4.Maestro Casas Noto: finished at the factory, only needing to be placed

It leaves the factory with the kitchen and bathroom fitted and the services and finishes done: on the plot, all that remains is to set it on its base and connect it.

Its price per square metre is close to the median for homes that arrive finished with assembly extra (1,369 €/m², 21 houses): it is not a bargain, it is a finished house. Transport to mainland Spain is included; unloading the lorry, setting it on the base and the foundations are extra, although another of its pages says assembly is included. It is made in northern Europe by a group whose terms of sale are governed by Lithuanian law, with a company and a sales representative in Spain. It suits you if you want a finished house with no building work on the plot.

Worth bearing in mind

  • The price is provisional until the project is closed, and its website contradicts itself on whether VAT is included
  • Its website gives two very different lead times (6 to 8 weeks on the listing, 3 to 6 months on another page)

5.Casas de Madera Yustas San Roque: left assembled and painted, but uninsulated

The price includes putting it up on your plot and painting the outside: you do not receive a pallet of planks.

Its price per square metre sits 25 % below the median for homes over 60 m² sold as a structure (600 €/m², 57 houses), and it shows: inside it stays raw, with no insulation, no services and no paint. That way it works as a country house where the climate is mild. To live in all year round, Yustas sells the same house ready to live in, with the thick insulated wall, electricity, water and the bathroom, which costs a little over two thirds more. Its prices apply within 50 km of Jerez de la Frontera.

  • The 65 m² it advertises is the rectangle it occupies outside: there is less inside

6.Dos Días Container Menorca: a shipping container house, pictured with one already delivered

The photo shows one of its houses already delivered (in Xàtiva, Valencia), not a rendering.

It is made from shipping containers prepared at its plant in Paterna (Valencia) and joined on the plot, on one or two floors depending on the project. What its price covers is unclear: Dos Días does not say whether it includes VAT, transport, foundations or utility connections, and it gives different figures for the same model depending on the page. The architect's project is extra, and for building land it sells a dearer version with what the Technical Building Code requires. It suits you if you want a made to measure container house; ask for an itemised quote in writing.

7.Hobycasa Extremadura: the living room in the middle, the bedrooms around it

The living room with kitchen sits in the middle with the three bedrooms around it, under a single pitch roof that rises over the porch.

Its price per square metre sits 46 % below the median for home kits over 60 m² (427 €/m², 67 houses), VAT included. You get the spruce walls, the doors and the windows; the roof finish, the floor, the unloading, the assembly, the slab and the services are extra. The seller pitches it for holidays and weekends, not for an urban plot with a building project. It suits you as a country house. As a main home it does not, without a fair amount of work.

8.Nebreda Modula 100: the envelope has a price, and what is missing is priced in its quote

Its own quote puts a price on every item still needed to live in it, so you know the total cost before calling.

With the foundations, the interior lining, the electrics and the plumbing it charges separately, the house rises to a little over one and a half times its starting price (57 % more), and that is still without transport or VAT, which it does not include either. What it does cover is the hard part: the glued laminated timber structure, the wall and roof insulation and the timber board façade. The living room with kitchen takes the whole front and opens onto a full length porch, and the main bedroom has its own bathroom. It suits you if you want to budget the whole job with a single manufacturer.

9.Bosque Nórdico Techo Simple 67: two bedrooms, each with its own bathroom, Canary Islands only

Its plan is symmetrical: two identical wings, each with its bedroom and bathroom, on either side of a shared living room.

It only works in the Canary Islands, and its price includes IGIC, which is not VAT, so it cannot be compared as it stands with one from mainland Spain. What it covers goes beyond the shell: the structure insulated with rock wool, the floor, the interior walls already painted, the timber façade and the covered terrace. Left out are the windows and doors (it fits them free of charge if you supply them), the foundations, transport and final assembly, although its general page says the opposite: get it in writing. It suits two couples or renting out by the room.

10.AM Prefabricadas España 90: the structure has a price, and the finished house is Catalonia only

It sells the same house in three steps (structure only, partial finishes or turnkey), so you can buy the shell and finish it with another company.

Its starting price is the first step, without VAT and meant for whoever will finish it with their own builder. The finished turnkey house costs almost three times as much and it only builds it in Catalonia; to the rest of mainland Spain it delivers it with partial finishes. Its prices are set for a 50 km radius around Barcelona, so outside it transport and travel are added. No step includes the foundations, the project, earthworks, utility connections or the permit.

  • As well as in timber, it can be ordered in aerated concrete or with a cement bonded wood board façade
  • It lets you move the interior walls and add porches

Worth bearing in mind

  • Its 90 m² are built area: the usable area is quite a bit less (71.1 m²)

Our verdict

It depends on how far the price goes, so there are two answers. If you will finish the house yourself or with your own builder, the kit of the Hobycasa Alcoy (in Spanish) comes to 249 €/m² with VAT included, 42% below the median for home kits over 60 m² with two or more bedrooms. What you buy is the timber shell with its doors and windows: the slab, the watertight roof, the floor, the services and the assembly are on you. The Alicante house (in Spanish) is the same one with a thicker wall.

If you want to move in without building work, the price per square metre goes up, and in between there are steps: houses that arrive standing but unfinished inside, like the Yustas San Roque (in Spanish), which is left assembled and painted on your plot, and houses that leave the factory finished and only need placing, like the Maestro Casas Noto (in Spanish).

Before comparing two prices, check that they cover the same thing and that they will sell to you: the TM1 Magma (in Spanish), the Mencey (in Spanish) and the Techo Simple 67 (in Spanish) are only delivered in the Canary Islands, and their tax is IGIC, not VAT.

What is the genuinely cheapest prefabricated house?

It depends on where the price stops. Per square metre, the kit of the Hobycasa Alcoy (in Spanish) (in Spanish) comes to 249 €/m² with VAT included, below the median for home kits over 60 m² with two or more bedrooms (427 €/m²), but what arrives is the timber shell with its doors and windows. A house ready to move into costs quite a lot more per square metre, and that is not the manufacturer's margin: it is the part of the house that the kit has not built yet.

Why are the cheapest prefabricated houses not turnkey?

Because sorting by starting price rewards whoever includes the least. There are plenty of finished houses with a price, but among the twenty cheapest homes over 60 m² with two or more bedrooms there is not a single one: kits and structures come first, and they sell something else. Before comparing two prices, look at what each one covers.

What is the difference between a kit, a structure price and a turnkey price?

They are different products, not different prices for the same thing. A kit is the numbered parts: the structure, the doors and the windows, and you provide the assembly, the services and the building work. A structure price covers the house put up, assembled or not depending on the manufacturer, without services or interior finishes. A house finished with assembly extra arrives completed from the factory and only needs placing. And a turnkey house is handed over ready to live in. For homes over 60 m², each scope has its own price per square metre: a median of 427 €/m² for kits (67 houses), 600 €/m² for structures (57), 1,369 €/m² for finished houses with assembly extra (21) and 1,630 €/m² for turnkey ones (115). Compare each house with those of the same scope.

Does a cheap prefabricated house have to be made of timber?

No, although more than half of the homes over 60 m² with two or more bedrooms and a price are, and sorting by price makes the bias stronger: the thirty cheapest are all timber. Concrete and container houses start at higher prices. The TM1 Magma (in Spanish) (in Spanish), for example, is a concrete volume with an insulated façade and the interior still to do, and it is only sold in the Canary Islands.

What is left out of the price of a cheap prefabricated house?

Look above all at what depends on your plot: the foundations, the water, electricity and sewage connections, the project and the permit, which many manufacturers leave out. Kits add the assembly and the services, and sometimes the watertight roof and the floor; structure prices add the services and the interior finishes. And check the tax: some prices include VAT, others do not, and those from the Canary Islands carry IGIC. Always ask for an itemised breakdown before comparing two amounts.

Can you live all year round in a cheap prefabricated house?

The wall decides that, not the price. Many cheap kits have a solid timber wall with no added insulation, meant for seasonal use, and some sellers, such as Hobycasa (in Spanish) (in Spanish), warn that their kits are not designed for an urban plot with a building project. Before signing, ask whether insulation is included, how much it costs to add, and whether the manufacturer gives you the paperwork the town hall requires for a home.
