How much does a prefab house cost in 2026? Price per m² and by size

How much a prefab house costs depends on how far the manufacturer takes it, on the material and on the square metres. A kit of parts you put together yourself is not the same as a finished house ready to move into, and both need the plot and whatever each brand leaves out of its price on top. Here you can see what each size costs and what else you need to count before asking for a quote.

  • Finished and ready to move into, a prefab house costs a median of 1,639 €/m² (137 houses from 21 manufacturers), and half of the manufacturers charge between 1,262 and 2,025 €/m².

  • A kit or a shell is not the same house at a lower price: they lack the assembly, the services and the finishes, which you pay for separately or do yourself.

  • Finished, a timber house costs less per metre than a concrete one.

  • On top of the house price, add the plot, VAT and the utility connections, and depending on the brand, the foundations, the design project and the permit.

How much a prefab house costs by size

Finished, an 80 m² house comes to around 131,000 € and a 120 m² one to around 197,000 €, not counting the plot or VAT.

Kit, shell, assembly extra or turnkey: how far apart they are

Unfinished, each price covers one part of the house. Per metre, median:

  • kit, the parts and the plans: 403 € (132 houses from 8 manufacturers);
  • shell only, the closed structure with its roof: 649 € (87 houses from 8 manufacturers);
  • assembly extra, the finished house still to be assembled on your plot: 1,270 € (68 houses from 11 manufacturers).

What separates a kit from a turnkey house (in Spanish) is the assembly, the services and the finishes: you pay for that work separately or do it yourself.

By material: timber, steel, container or concrete

Turnkey, per metre, median:

  • timber: 1,267 € (47 houses from 10 manufacturers);
  • steel: 1,606 € (67 houses from 10 manufacturers);
  • container: 1,639 € (25 houses from 3 manufacturers);
  • concrete: 2,025 € (40 houses from 7 manufacturers).

What the price does not include

The plot is extra unless the listing says otherwise, and the rest depends on the brand. Among the turnkey houses that make it clear:

  • VAT is extra in 100 of 108 (10 % if it is your home and is fixed to the ground);
  • the utility connections for electricity, water and sewerage, in 86 of 93;
  • the earthworks, in 77 of 102;
  • the foundations, in 60 of 102;
  • the design project is included in 78 of 123, and the permit is only stated as included in 41 of 189.

A 100 m² house, item by item

The Cube 100 by Casas Cube (in Spanish) costs 171,600 € plus VAT, at a fixed price, and its website splits it into two lines: construction and the design project, technical work and paperwork. It works out at 1,716 €/m², close to what is usual among turnkey houses. It arrives in steel modules.

  • Included: the geotechnical survey and topography, the design project for the permit, the slab, site management, the electricity and water certificates and the installation on your plot.
  • Not included: transport, earthworks, special foundations if your ground needs them and the utility connections.

Modular, prefab or conventional build: which is cheaper?

The name does not change the price: modular and prefab are used for the same thing, houses made in parts in a workshop and assembled on the plot. What does change is how the house arrives. Turnkey, per metre, median:

  • in modules that leave the factory finished: 1,752 € (99 houses);
  • built up on the plot: 1,267 € (38 houses).

How much money do you need for a prefab house?

More than the price of the house: add the plot, VAT, the utility connections and whatever your manufacturer leaves out. A self-build mortgage usually lends up to 80 % of the valuation of the finished house; the rest, and what you pay the manufacturer before there is any work on your plot, comes from your savings. How much does a complete prefab house cost, with everything included?

«Turnkey» means finished, not fully paid for. Even a price as complete as that of the ZH 103 by Zero Housing (in Spanish), 165,000 € plus VAT with the design project, the permit handled, the slab, the kitchen and the bathrooms included, leaves out the permit fees, transport, the utility connections and the plot.

How much does a 100 m² prefab house cost?

It depends on the material and on what the price includes. The Francia I by Casas de Madera Daype (in Spanish), in timber, costs 88,550 € excluding VAT, assembled and with services, but without kitchen units, transport or utility connections; the Era by Atlántida Homes (in Spanish), in concrete and 93 m², 221,000 € plus VAT with the design project, the permit handled, the ground survey, simple foundations and transport.

What is the cheapest prefab house?

Among homes of more than 60 m² with two bedrooms or more, the lowest-priced ones are timber and start at 14,692 €, and among the twenty cheapest there is not a single turnkey one: the most affordable option is a house that you or your builder finish. How much does a timber prefab house cost?

It depends on whether you buy it as a kit or finished. With a kit you pay for the parts and the plans, and the assembly, services and finishes are extra: timber kit houses (in Spanish). Finished, half of the timber house manufacturers charge between 948 and 1,749 € per square metre: turnkey timber houses (in Spanish).

How much does a concrete prefab house cost?
