A company being based in Spain tells you nothing about what it will sell you: under that label you find the timber kit you build yourself, the mobile home that arrives furnished, the container house and the made-to-measure concrete villa. Here you can see where each one really builds its houses, whether it has homes you can visit before buying and who it makes sense for, from a simple country house to the main home you don't want to coordinate yourself.

1.Maestro Casas: timber houses made in Lithuania, from the kit to the finished home

Casas de Maestro Casas

It is the Spanish shop, with a company and a sales technician here, of a group that builds its timber houses in Lithuania, and its terms of sale are governed by Lithuanian law. What it sells ranges from the plank kit you assemble yourself to the panel house that arrives as a structure, with roof, cladding and joinery, and to a few small modular houses that leave the factory finished. Per square metre, its Milk house comes to 404 €/m², with the median for timber kits at 403 €/m² (132 houses from 8 manufacturers). It suits you if you are going to coordinate the build with your own contractor; not if you want to see the house before buying: it has no showroom in Spain.

2.Hobycasa: cheap solid-plank kits for a country house you build yourself

It sells online, from Vitoria, solid Nordic spruce kits in which the plank itself acts as structure and wall, with no insulation, and per square metre they are cheaper than is usual for a timber kit. The low price has its explanation: besides the insulation, the foundations, assembly, services and the technical project are on you. It suits a country house, a guest house or a weekend house; to live in it all year round you will have to insulate it.

3.Grupo Eurocasa: steel houses and mobile homes that leave Burgos furnished

It makes almost everything that goes into the house at its Burgos factory (joinery, plumbing, electrics and textiles, according to its website), carries it in its own lorries and installs it with its own team. It has two worlds: mobile homes for campsites and steel modular houses to live in, and both leave the factory furnished and equipped. Its price is for the unit as it leaves the plant: VAT, transport, installation, the concrete slab, utility connections and the permit are paid separately. It suits holiday lets or a simple home; not a made-to-measure project.

4.Moodul: you know what your house costs as soon as you know its size

It charges the same per square metre across its whole range and designs each house to measure, so the budget comes from multiplying the square metres by its rate. It is among the expensive ones for turnkey houses (2,850 €/m²), and the difference pays for what comes done: the design project, site management, handling the permit, transport, installation and a house made of galvanised steel modules that arrives with an air-source heat pump and heat-recovery ventilation. It suits you if you want to design your house with no price surprises; not if your budget is tight.

5.MNVEEK: solid-timber kits you can see assembled in Tordera

It sells solid Nordic spruce kits and has a showroom in Tordera (Barcelona) with full-size assembled houses, which helps a lot when what you are buying is a kit. It offers some houses with walls of different thicknesses, and per square metre its Salamanca house comes to 524 €/m², with the median for timber kits at 403 €/m² (132 houses from 8 manufacturers). Although it presents itself as turnkey, what it prices is the kit, VAT included: transport, assembly, the asphalt roofing, timber treatment and services are extra. It suits you if you are going to put it up with your own team.

6.The Corten Company: a finished house built on shipping containers, with the paperwork included

Its structure is made of reused Corten steel shipping containers, but you can't see them from outside: its specification wraps them in insulation and in its images the façades look smooth. It delivers the house finished, with the design project, handling of the permit, the kitchen, the bathrooms and a heat pump for hot water included in the price, and per square metre it costs what is normal for a turnkey house (1,639 €/m²). Transport and installation are only included in the province of Valencia. It suits you if you want a house ready-made and the paperwork sorted; not if what attracts you is the container look.

7.Atlántida Homes: the house and all its paperwork, in the hands of a single company

It is the construction division of Grupo Riofrío and builds its houses in steel modules with a concrete floor slab that leave the workshop finished. It works at a fixed price and, according to its website, that price covers almost the whole way: planning study, land survey, geotechnical study, design project, site management, handling the permit, simple foundations and the first trenches to the utility connections. VAT is extra. It suits you if you want to delegate everything, paperwork included; on a slope or soft ground, the foundations are recalculated.

8.Naturmaderahogar: panel-built timber houses, made and installed in the south-east

A workshop in Crevillente (Alicante) that makes panel-built timber houses, as well as pergolas and outdoor structures, and installs them to measure in its area. What it prices is the assembled house without services: plumbing, electrics and the concrete slab are quoted separately, and the price excludes VAT, which the brand itself calculates at the standard rate. It suits you if you live in the south-east and want to deal directly with the workshop; not if you want a house that arrives ready to move into.

9.inHAUS: concrete villas that leave its Almussafes factory almost finished

It makes concrete and steel modules in Almussafes (Valencia) that leave the workshop almost finished and are placed on the plot in a single day, so the work on your land is short. It builds large villas, on one or two floors, turnkey and at a fixed price: the design project, a lead architect, transport, installation and handling the permit are included, and the foundations, with their ground surveys, are on you. Its prices and its specification can be seen by registering on its website. It suits a spacious main residence; not if your plot or your budget call for a compact house.

10.Miñarro y García: modular timber houses that leave its workshop finished

In its workshop in Monforte del Cid (Alicante) it builds modular houses in solid timber on an iron chassis, almost always with a Mediterranean feel and a pitched roof, and delivers them finished: kitchen and bathroom fitted and water and electricity installed. They arrive by lorry, are placed by crane the same day and after a few days of finishing work you can move in. Transport and installation on the mainland are included; foundations, the design project and the permit are not. It suits you if you want a finished house with hardly any work on your plot; not if you want it all timber.

Which prefab house company should you choose in Spain?

There is no single one that is best for everyone, because there is no public, comparable measure of the build quality or after-sales service of these companies. What does set them apart, and can be checked, is what you buy for their price (from the kit you assemble yourself to the house with the design project and permit included), how far they deliver and whether they have houses you can visit before signing. Decide first what you need and only compare those that offer it.

What is the best-selling prefab house in Spain?

There is no way to know: no company and no public statistic gives each brand's sales, so there is no best-seller that can be proven. What can be compared is what each one publishes: what its price covers, how much it costs per metre and how far it delivers.

Which prefab house company has the best reviews?

There is no reliable ranking, because Google ratings depend heavily on how many reviews each company has: a very high rating from a dozen reviews carries less weight than a slightly lower one from hundreds. On each company's page you can see, where it has one, its Google rating with the number of reviews and the month it was checked, plus the reviews in full.

How much does a prefab house usually cost in Spain?

Finished and ready to move into, the median is 1,639 €/m² (137 houses from 21 manufacturers), not counting the plot or whatever each brand leaves out, such as VAT or the utility connections. What VAT does a prefab house carry?

It depends on what you buy. Building your home, when you commission it as a self-builder, usually carries the reduced VAT rate for housing, and among the turnkey houses that make it clear it is outside the price in 100 of 108. A kit you buy as a product is invoiced at the standard VAT rate, which is quite a lot higher, and some brands already include it in the price. When comparing two prices, check whether they include VAT and which rate: VAT on a prefab house.
