Houses from abroad that are built differently, nearly all in timber: the Finnish log house, Norwegian timber framing, the German healthy house or the Lithuanian plank kit, plus Turkish modular steel. Here you can see which ones have someone to look after you in Spain and which set their prices for their own country, and what you will still have to sort out here if you buy one.

1.Norges Hus: Norwegian timber framing, also made in Alicante

It also manufactures in Spain: besides Estonia, in Monforte del Cid (Alicante), where it has show homes you can visit and staff who look after you in Spanish. It sells the factory package of a timber-frame house (insulated walls, partitions, roof structure and windows), and the same price list shows what transport and assembly cost. But the house arrives with the roof uncovered, no services and no finishes, and you hire all that here with your builder. Ask its Spanish subsidiary for the price: it has published a house well below its European price list, with transport and assembly already included.

2.Senmar: finished timber house, at the same price per metre across the range

Casas de Senmar

It makes light timber-frame houses, and its modular range leaves the factory finished, to be placed by its own team, also outside Portugal. It charges the same per metre across that range, 1,350 €/m² plus VAT and without heating, cooling or ventilation. Transport from its factory in Coja is charged per kilometre, and delivery and assembly are quoted separately after a site visit, so that rate does not compare with a turnkey house. It suits you if you want a finished timber house from a neighbouring country and to know what the house costs before asking for a quote.

3.Ecocapsule: the Slovak capsule that produces its own energy

It is the egg-shaped capsule that powers itself with solar panels and a small wind turbine, designed for off-grid living or holiday lets; its BOX line, which is larger, is the one the brand considers fit for living in all year round. It ships anywhere, but you organise the transport and it is not included in the price, which is also without VAT. It suits you as a self-sufficient retreat; not as a family home.

4.Inove Urban: Latvian modular timber houses, resold from Portugal

It does not make them: from Portugal, it sells online the modular timber houses of the Latvian maker Evermod, at a finished-house price that includes the house, the doors, the windows and the finishes, and below what Evermod itself asks for the same house. But its website contradicts itself on assembly: each house's page includes it and its FAQ says it is extra, as is shipping. It suits you if you are looking for a timber house made in Europe, with the current price and what it covers set down in writing.

5.Kontio: the Finnish log house, with a distributor for the peninsula

It is the Nordic log house, with a wall of solid laminated logs, from a brand that presents itself as the world's largest log house manufacturer. Here it is sold by its distributor for the peninsula, and what leaves Finland is the timber kit, machined piece by piece, with the channels for the electrical installation already drilled. You hire the work on the plot yourself with a local builder: foundations, assembly, services and finishes. It suits you if you want that house and have someone to put it up; not if you want a single contract for the finished house.

  • Roof and floor insulation is paid for separately: as standard only the log insulates, so ask what thickness your climate zone needs

6.Huf Haus: the German house of exposed timber and glass, always made to measure

It is the exposed timber-frame house with large glass panels that you recognise at a glance, and it has no fixed catalogue: each house is designed from scratch, and the ones it shows are homes built for other clients. The price is settled when the design is finished and is fixed from then on, with a delivery date, and the house arrives finished with the permit and site management included. It reaches Spain through a sales partner and with no show home here: its show homes are in Germany and the United Kingdom. It suits you if you want an architect-designed house and accept dealing at a distance.

7.SODO Casa: Lithuanian plank kits, sold from Madrid

It manufactures in Lithuania but sells from Madrid, with an office in the city and a warehouse on the A-5, so dealings and invoicing are handled here. What you buy is a kit of solid pine or fir planks, uninsulated, with the roof uncovered and the timber untreated, which you or your builder assemble. And because it is sold as a product and not as home building work, it carries the standard VAT rate (21 %, not the 10 % of a new home).

  • Every extra (the roof covering, insulation, gutters and impregnation) has its price in the configurator, so the complete kit adds up without asking for a quote

Worth bearing in mind

  • If you assemble it yourself, the manufacturer's warranty only lasts until assembly is finished
  • Its product page and its company page do not give the same number of years of warranty: ask in writing which applies to your house

8.Karmod España: Turkish bolted steel, with a website in Spanish and an office in Istanbul

It has a website in Spanish, but whoever asks for a price is writing to Istanbul: that is the only address it publishes, with no branch, warehouse or transport announced for Spain. It sells galvanised steel houses that are bolted together and closed with sandwich panels, raised on a slab prepared by the buyer, and its whole technical specification is written for Turkey. It suits you if you want modular steel and have a local architect and installer to adapt and legalise it; not if you want someone to answer you in Spain.

Worth bearing in mind

  • Its electrical installation follows the Turkish standard: to legalise the house here it has to be redone to Spanish regulations
  • It is designed for less wind than the Spanish Building Code requires anywhere in Spain: ask for the calculation for your plot

9.Baufritz: the German healthy house, priced for Germany

Its field is the healthy timber house: natural materials, control of indoor emissions and a shielded electrical installation with its own patent, in houses designed to measure. It sells them finished, but its price list is German: it includes German VAT (19 %, when a new home in Spain pays 10 %) and is calculated for its delivery area there. From Spain it is useful for knowing what to ask of a healthy house, not as a quote.

10.Lumar: finished Slovenian timber house, with a Slovenian price

Casas de Lumar

It sells the finished timber house, with the design and permit handled and, in every model, a heat pump, underfloor heating and cooling and heat-recovery ventilation, with which it claims near-zero energy use. But its price list is Slovenian, with Slovenian VAT and intended for a house sold there. For a buyer from here it is, today, a good list of what to ask of a finished, efficient house.

Our verdict

If you want a foreign brand with someone to deal with here, Norges Hus (in Spanish) also manufactures in Alicante and shows its show homes there, SODO Casa (in Spanish) sells its kits from Madrid and Kontio (in Spanish) comes through its distributor for the peninsula. All three sell the house unfinished, and you complete the build with a local contractor. Senmar (in Spanish) sells it finished with the price in plain sight and assembles it with its own team, and Huf Haus (in Spanish) builds it high-end and made to measure, through a sales partner. Karmod España (in Spanish) has a website in Spanish, but you deal with Istanbul and its house has to be adapted to the rules here.

Baufritz (in Spanish) and Lumar (in Spanish) make finished, well-equipped timber houses, but price them for their own country: use them to know what to ask of an efficient house. Frequently asked questions

Why is a price from another country no good for comparing?

Because it is worked out with that country's taxes, subsidies and delivery area. Baufritz (in Spanish) (in Spanish) calculates its price for Germany and with German VAT, and Lumar (in Spanish) (in Spanish) deducts a Slovenian public subsidy from its price. Here you would pay Spanish VAT, you would not get that subsidy and transport would have to be added, so take them as an idea of the range, not as a quote.

Do you need a project from a Spanish architect or engineer?

Yes. For the building permit you need a project signed by a local professional that complies with the Spanish Building Code (Código Técnico de la Edificación), wherever you buy. Some brands give you documents that help: Kontio (in Spanish) (in Spanish) includes the drawings to apply for the permit and Norges Hus (in Spanish) (in Spanish) the production drawings, the foundation drawing and the structural calculation. If the house is designed for another country's rules, like the one from Karmod España (in Spanish) (in Spanish), your architect or engineer will have to adapt it. Here is the order of the paperwork.

What happens with the warranty if the manufacturer is abroad?

You should ask in writing who handles it in Spain and how. A long warranty on the structure, like the decades-long one from Lumar (in Spanish) (in Spanish), is of little use if nobody here can come and inspect the house. And with a kit, whoever puts it up answers for the building work, not the factory.
