Houses sold finished and ready to move into, for anyone who wants to know what the whole house will cost them and not just part of the build. Here you can see what the price of each one covers and what you will have to pay separately, because two houses advertised the same way can leave out very different things.

1.Casas Cube 100: fixed price with design and paperwork included

It publishes a fixed amount and says what it is made of: building the house and, separately, the design, the technical work and the administrative management.

A single-storey house made of steel modules that leave the Casas Cube plant in Carballo (A Coruña) finished and are set in place by crane in one day. The technical part of the price includes the geotechnical and topographical surveys, the design to apply for the permit, site supervision, health and safety coordination and the electricity and water certificates. If the larger one fits you, the Cube 150 spreads that technical part over more metres and comes to 1,431 €/m², against 1,716 for this one.

  • The foundations are included if the ground allows a continuous slab
  • Finishes, colours and cladding to choose at no extra cost

Worth bearing in mind

  • It is advertised without VAT, and transport by the kilometre, earthworks, special foundations and metres of utility connection are quoted according to the plot
  • The 100 m² in the name are built area: its plan gives about 86 usable

2.Casas Cube 150: the same fixed price, spread over more metres

The technical part of its price hardly changes with size, so here it is spread over more metres: the house grows by half compared with the Cube 100 and the price per metre goes from 1,716 to 1,431 €/m².

A single-storey house made with the same steel modules as the rest of the range, manufactured in Carballo (A Coruña) and set in place by crane in one day. The fixed price includes the same as the rest of the range: the paperwork, site supervision and the foundations if the ground allows a slab. It suits a family that wants a fixed, explained price. On the plot you need a rectangle of about 16 × 9 m, plus whatever setback from the boundaries you are required to leave.

  • A large living room with kitchen (about 50 of its 130 usable m²)

  • It is advertised without VAT, and transport is charged by the kilometre from Carballo

3.American Building System Ter: VAT included, design and permit not

Its price already includes VAT and, near the factory, assembly, and leaves out the architectural design and the permit, which the manufacturer charges separately per built square metre.

A two-storey timber house that American Building System finishes entirely in its factory in Azuqueca de Henares (Guadalajara) and takes to the plot in modules. Transport, unloading and assembly are included if the plot is less than 60 km from there, a radius that covers Guadalajara and much of Madrid; further away, delivery is quoted separately. The slab, utility connections, fees and kitchen furniture and appliances are not included either. It suits central Spain; far from it, the figure is no longer that of the house in place.

In favour

  • More house than its floor area says: it adds a 70 m² porch and a covered garage that do not count in it
  • Aerothermal heat pump, underfloor heating on the ground floor and energy rating A

Worth bearing in mind

  • The price list states it is valid until 31 December 2025, a date already past: ask for the current one
  • Its listing does not add up in square metres (what its floors add up to is not the total it advertises): ask for the schedule of areas before comparing the price per metre

4.Atlántida Homes Aura: a house already built, with the paperwork included and the foundations extra

It is not a house to be manufactured: it is a unit Atlántida has already built and sells on promotion, so it is placed in about 2 months from the permit.

A single-storey home with a steel structure and concrete panel façade, with a porch along the whole front. The price includes the preliminary studies (topography, geotechnical), the design, site supervision, permit management, transport, placement, the first 10 m of trench to the utility connections, the equipped kitchen and bathrooms and the wardrobes. It is expensive per metre for a turnkey house (50 % above the median, across 137 houses from 21 manufacturers), and you pay for that and for the speed. It is not for anyone who wants to change the layout: the house is already built.

  • Specifications above the brand's standard ones: aluminium frames with thermal break, porcelain tiles and aerothermal heating with solar support

Worth bearing in mind

  • The foundations for this unit are paid separately, as is VAT
  • Atlántida advertises it with more than 100 m²: that includes the porch, not just the enclosed house
  • Trenches longer than 10 m and plots with slopes or soft ground carry a surcharge

5.Kodasema KODA Loft Extended: finished in Estonia, with the kitchen and the journey at your own expense

It arrives in one piece and finished, and is ready within hours on a level base, without conventional foundations.

A two-level timber module by the Estonian manufacturer Kodasema: downstairs, living room, bedroom and a tiled bathroom; upstairs, two lofts. Its price is a factory price list in Estonia, without VAT, and Kodasema has no distributor in Spain: the journey of about 3,500 km as an oversized load, the level base and the utility connections are extra, and the kitchen is delivered only pre-installed. It suits a compact home for one or two people; not anyone looking for a closed final price.

  • Electric underfloor heating and ventilation as standard

Worth bearing in mind

  • Advertised with two bedrooms, it has one enclosed bedroom and an open sleeping area in the loft
  • It weighs about 15 t and is more than 12 m long: the plot needs access for a low-loader truck and a crane

6.Ecocapsule BOX XL: self-sufficient as standard, with transport at your own expense

It is designed for living without connecting to the grid: photovoltaics with battery and climate control already come in its entry level.

A one-piece module with a timber façade, made in Slovakia. Its figure is for the basic level, which includes the bathroom but not the kitchen, beds or wardrobes (they come in the higher level), nor the autonomous water system, which belongs to the most complete one. It is expensive per metre for a turnkey house (30 % above the median, across 137 houses from 21 manufacturers): you pay for your own energy in very little space. It suits land without services; not if you expected the figure to be the furnished house.

  • It is delivered ready to use the same day on ground already prepared

Worth bearing in mind

  • It is advertised without VAT, and the client organises and pays for transport from Slovakia
  • Preparing the ground is up to you

7.Baufritz Linie: the German turnkey, with price and date fixed, not sold in Spain

It is a turnkey house the German way: a fixed price and a committed delivery date, from the slab upwards.

Baufritz, a Bavarian manufacturer, builds this two-storey house with a timber wall insulated with wood shavings and electrical wiring shielded against electromagnetic fields. Its price is a German price list, calculated for delivery there and with German VAT included, and the brand only delivers in Germany and Switzerland. It shows how far a well-defined turnkey house goes, not something to buy from here. Foundations, kitchen and furniture are left out.

In favour

  • An interior designer helps choose the finishes, and that service is included in the price
  • Solid wood parquet and doors, and underfloor heating with an aerothermal heat pump

Worth bearing in mind

  • The square metres it publishes are net floor area, not living area
  • It does not publish a delivery time or years of warranty

8.MCCM 115 with terrace: fixed price with the furniture included and a floor area to be confirmed

115 m² L-shaped modular prefab home with terrace

Its fixed price goes beyond the finished house: it includes the architect's design and the furniture, as well as the kitchen and tiled bathrooms.

A single-storey home with a terrace that MCCM Casas delivers completely finished. Per metre it is close to the median for turnkey houses (across 137 houses from 21 manufacturers), but that metre depends on a floor area its own website does not make clear: the title says 115 m² and its web address and images are of a 95 m² house. If it is 95, the price per metre goes up. It suits you if you want to move in without buying furniture; ask for the plan before comparing.

9.VME Cantabria 120: built on your plot, with a price that is not broken down

It is cheap per metre for a turnkey house (13 % below the median, across 137 houses from 21 manufacturers), and it does not arrive in modules: VME builds it on the buyer's land.

VM Ecogroup builds it from Sueca (Valencia), with a timber and steel frame hidden behind a mortar façade that gives it the look of a traditional northern manor, and it is paid in stages, with no advance payments. The problem lies in what the figure covers: VME does not break down which items are included, neither the permit, nor the utility connections, nor the level of finishes, which is exactly what defines a turnkey house. It suits you if you already have a plot and like a traditional-looking house; if you need to know the total cost today, ask for that breakdown first.

  • The structural preliminary design, with its drawings and calculations, is included in the price
  • Designed for living in all year round: continuous external insulation and triple glazing as standard

Worth bearing in mind

  • It is advertised plus VAT
  • The website advertises a discount with an expiry date and does not say whether it is already deducted from the figure
  • Its lead time (3 to 5 months of works) applies to the whole range and starts counting once the permit is granted

10.Moodul Calma: from design to transport, almost everything included; the plot works, not

It is expensive per metre for a turnkey house (59 % above the median, across 137 houses from 21 manufacturers), and what you pay for is Moodul taking care of everything that does not depend on the land.

A single-storey L-shaped villa made of steel modules that leave its factory in Tarragona with the kitchen, bathrooms, wardrobes and services already installed. The price includes the technical study, the basic and construction design, site supervision, planning management, manufacturing, transport up to 300 km and placement on the plot. It suits you if you want a single point of contact from start to finish and can afford it; not if you are looking for a cheap metre.

In favour

  • According to Moodul, the layout and façade can be changed without the price moving much, as long as the floor area stays similar
  • Aerothermal heat pump and heat recovery ventilation included

Worth bearing in mind

  • Foundations, utility connections, earthworks, fencing and external landscaping are left out
  • It is advertised without VAT, and Moodul presents it as an indicative price
  • That price is for its entry-level specification: the images may show higher-end finishes

Those differences usually lie in the paperwork (design, permit and site supervision), in what goes underground (foundations and utility connections) and in VAT, and none of them shows in the figure unless you look for it.

Our verdict

The short answer: two turnkey prices can only be compared if they cover the same things, and that has to be checked house by house, because the label does not guarantee it. And a price for the finished house is not the norm: most prefabricated houses with a price are not advertised as turnkey.

The Cube 150 by Casas Cube (in Spanish) shows what a well explained price looks like: a fixed amount, split between the house and the paperwork (geotechnical survey, design, permit application, site supervision and electricity and water certificates), with the foundations included if the ground allows a slab, and with what is left out also in writing: VAT, transport by the kilometre, earthworks and the metres of utility connection. It comes to 1,431 €/m², with the median for turnkey houses at 1,639 €/m² (137 houses from 21 manufacturers).

Before signing, ask for the breakdown in writing and go through it item by item, starting with VAT, foundations, utility connections and the permit; the permit, in particular, is included by few. Also ask whether the figure is fixed or a “from” price. And a price list from another country is not compared with those here: it carries another tax, another transport cost and, sometimes, comes from a brand that does not even sell in Spain.

What exactly does turnkey mean for a prefabricated house?

That the price is for the finished house, ready to move into, not for part of it. There is no legal definition, so each manufacturer draws the line where it wants: some include the design and the permit and leave out the foundations; others include transport and assembly and leave out the design. There is a simple test: if the price does not include assembly, it is not turnkey, whatever it is called.

How much does a turnkey prefabricated house cost?

The median for turnkey houses is 1,639 €/m² (137 houses from 21 manufacturers), and half of the manufacturers are between 1,262 and 2,025 €/m². At that median, 100 m² come to about 164,000 €, without the land. It is not a final price: you still need to know whether it includes VAT, whether it covers foundations and utility connections, and whether it is a fixed amount or a “from” price.

Why is a turnkey house not compared with a kit?

Because you are not buying the same thing. A kit brings the structure, joinery and fittings, and you provide the works, services, finishes and assembly; a structure-only price stops halfway. Each scope has its own median: 403 €/m² for kits (132 houses from 8 manufacturers), 649 €/m² for structure only (87 houses from 8 manufacturers) and 1,639 €/m² for turnkey houses. But subtracting one from another does not tell you how much it costs to finish a kit, because there are different houses and different companies behind them.

What is left out of a turnkey price?

It changes from one manufacturer to another. Above all, what depends on the plot: of the turnkey houses that clarify utility connections, 7 out of 93 include them, and of those that clarify the foundations, 60 out of 102 leave them out. Few include the permit, and transport changes from one brand to another. Ask for the breakdown in writing: the same house can cost differently depending on where your plot is.

Does the advertised turnkey price include VAT?

Always ask, and ask first: of the turnkey houses with a price, 8 include it, 100 warn that it is extra and 81 do not even mention it. On the price of a house, VAT is not a detail: it can mean that two houses that seem to cost the same do not. And if the price list is from another country, the tax it includes is that country's.
