If you are comparing prefab houses that are handed over finished, here are the manufacturers that publish their prices and what each one charges per square metre. But a cheap square metre can turn out expensive if it leaves out the architect's plans, the foundations or VAT, so for each brand you will see what its figure covers and what you will have to pay on top.

1.Casas de Madera Daype: solid timber assembled on site, with VAT and transport excluded

Casas de Casas de Madera Daype

It charges less per square metre than is usual for a turnkey timber house, and its figure is for a solid spruce house assembled on your plot, with the electrical installation and the plumbing done. It does not include VAT or transport, which it quotes by province, and you provide the crane for unloading. And it is almost always the figure for the most basic finish, with the thinnest wall and a roofing-felt roof: with the reinforced wall or with tiles, the same house costs more. It suits you if you want a finished solid timber house and you add those items yourself.

2.Casas de Madera Yustas: the house assembled and painted, without plans or foundations

Its price per square metre is below the usual among turnkey timber houses, and that makes sense once you see what you are buying: a solid tongue-and-groove timber house, assembled and painted on your plot, with transport, the electrical installation and the plumbing with the bathroom fittings. The architect's plans, the building permit, the foundations, the utility connections and the heating are paid for separately, and those are items that other brands do include in their price per square metre. It suits you if your plot is already prepared and you have a professional to run the build.

3.Dos Días Container: finished container homes, in the version without architect's plans

Its price per square metre is below the usual among turnkey container homes, and the reason lies in the option it prices: homes made from one to four shipping containers, finished with their fittings and installations, but without the architect's plans. For buildable land it sells another, more expensive version with what the Spanish Building Code requires. It does not say whether the price includes VAT, and it warns that the price changes with transport and with the finishes you choose. It suits you if you want a simple container home and already know what your local council will ask for.

4.Viviendas VME: a low price per square metre that barely explains what it covers

Its price per square metre comes out below the usual for a turnkey house, but what it publishes does not tell you why: it only specifies that the preliminary structural design, the calculations, the measurements and a tailored specification are included, and that you provide the plot. It builds the house on your plot, in phases. On some models the price is plus VAT and on others it does not say. It suits you if you are going to ask for a fixed quote anyway and want to start from a low figure, but ask for it item by item before comparing it with another.

  • If you compare it with concrete houses, bear in mind that its structure is timber and steel, with an exterior mortar finish
  • It advertises discounts that expire at the end of the month, and does not make clear whether the published price already deducts them

5.Casas Cube: a price per square metre that already includes plans, permit and slab

Per square metre it costs the usual for a turnkey house, and what sets it apart is everything it puts inside: the geotechnical and topographical surveys, the architect's plans, the building permit application, the raft slab foundation, site supervision, the electricity and water certificates and the placing of the modules by crane. VAT and transport from Carballo are added on top. It suits you if you want a price that barely grows after you sign.

  • The square metres in each house's name are gross built area: inside it is somewhat smaller, so the price per usable square metre is higher

6.Zero Housing: a fixed price with permit and slab, and the list of what is missing

Its price per square metre is at the usual level for turnkey houses, with a fixed price that includes the topographical survey, the geotechnical study, the approved architect's plans, handling of the building permit, the foundation slab, site supervision, placing the modules with a mobile crane, the energy certificate and the electricity and water certificates. And it publishes, item by item, what is left out. VAT and transport to your plot are extra, and more than a hundred and twenty kilometres from its factory in Padrón, assembly carries a surcharge.

7.MasArea Modular: the price of its most complete finish, with the building work done

Its price corresponds to the most complete of its finish levels, the one that includes almost all the building work: the architect's plans, the permits, site supervision, earthworks, the foundations, and the transport and placing of its concrete modules on a steel structure. In return, the inside of the house is simple, with vinyl flooring and electric heating. It does not say whether the price includes VAT, and it warns that it is a guide price until the preliminary design is done.

Worth bearing in mind

  • It only prices its most complete level: you have to ask for the lower ones
  • Neither the kitchen units nor the plot fencing are included at any level
  • It gives two floor areas for each house and the price goes with the larger one: with the other, the price per square metre would be higher

8.Casaredia: transport, assembly and crane included in the price, within its radius of Seville

Casas de Casaredia

Its houses are those of the Universal line: steel and sandwich-panel modules that leave the factory with the windows and installations fitted and are set down on the plot by crane. Per square metre it is in the usual range for turnkey houses, and with more included than many: it includes transport, assembly and the crane within five hundred kilometres of Las Cabezas de San Juan (Seville), and on some models the architect's plans and the furniture as well.

  • On the same page it says the price includes the plans and the furniture and then adds them as extras: ask in writing which applies

  • On some models it does not say whether the price includes VAT

Our verdict

A cheap square metre is only good news if it covers the same as the others. If you want the price to barely grow after you sign, look at Casas Cube (in Spanish) and Zero Housing (in Spanish): they charge the usual per square metre, and that price already includes the architect's plans, the building permit application and the foundations.

If what you want is to spend little per square metre, Casas de Madera Yustas (in Spanish) and Casas de Madera Daype (in Spanish) assemble solid timber houses with the installations done for less than usual, in exchange for leaving out items that others include: the plans and the foundations in the first, VAT and transport in the second. Dos Días Container (in Spanish) prices its version without architect's plans, and you need to ask Viviendas VME (in Spanish) for a breakdown of its price before comparing it. How much does a square metre of a turnkey prefab house cost?

The median for turnkey houses is 1,639 €/m² (137 houses from 21 manufacturers), and half of the manufacturers fall between 1,262 and 2,025 €/m². House by house, they range from 661 to 3,353 €/m². Before comparing two figures, check what each one covers: VAT, transport or the foundations can turn the comparison around.

Is a square metre cheaper in timber than in concrete?

For turnkey houses, yes: the median for timber houses is 1,267 €/m² (47 houses from 10 manufacturers) and for concrete houses 2,025 €/m² (40 houses from 7 manufacturers). You will find them separately, with their prices, in turnkey timber houses and turnkey concrete houses.

Why does a small house usually cost more per square metre?

Because the kitchen, the bathrooms, the installations and the transport cost almost the same in a small house as in a large one, and are spread over fewer square metres. You can see it at MasArea Modular (in Spanish) (in Spanish): with the same finish, its smallest house comes out above the usual per square metre and the large ones below it.

What is usually left out of a turnkey price?

It depends on the brand, and it is worth adding it up before comparing. VAT is extra at Casas Cube (in Spanish) (in Spanish), Zero Housing (in Spanish) (in Spanish) and Casas de Madera Daype (in Spanish) (in Spanish), and Dos Días Container (in Spanish) (in Spanish) and MasArea Modular (in Spanish) (in Spanish) do not say whether it is included. Transport is added at Casas Cube, Zero Housing and Daype. And you pay for the architect's plans and the permit yourself at Casas de Madera Yustas (in Spanish) (in Spanish) and Dos Días Container.
