Brands that show the price of their houses on their website, so you can do the maths before calling anyone. But they don't all put a price on the same thing: some price a timber kit that you assemble yourself, others the structure your builder finishes and others the house ready to move into, with VAT included or not, and here you can see what you get for each figure and what you'll have to add afterwards.

If you're only after finished houses, you'll find them with their price in turnkey houses.

1.The Corten Company: a finished container house, with the groundwork estimated

Its figure is for a finished container house, with the design project, permit management and services included. Whatever depends on the ground, such as the foundations, is an estimated amount until the geotechnical survey, and manufacturing is at a fixed price once you sign. Per square metre it costs the usual for a turnkey house. Transport and assembly are only included in the province of Valencia; elsewhere they are quoted separately, as are fees, site preparation, the garage and the pool. It suits you if you're building near Valencia and want to know almost everything it will cost from the start.

2.Atlántida Homes: a fixed price with the surveys and the permit included

The construction division of Grupo Riofrío, which sells turnkey at a fixed price, with VAT on top. According to its website, that figure covers almost everything, from the ground surveys and the design project to the permit, manufacturing, placing the modules, simple foundations on flat ground and the first stretch of trenches to the utility connections. Per square metre it is expensive for turnkey, and what you pay for is not having to coordinate anyone.

3.Moodul: a finished house at a fixed price per square metre, VAT on top

It applies the same rate per square metre to all its houses, so the price rises exactly with size, and it is the price of a finished house: design project, building permit management, site supervision, manufacturing, transport and assembly, with a furnished kitchen, bathrooms, wardrobes and an aerothermal heat pump. Its square metre sits 74% above the median for turnkey houses, and in return it handles the building permit, which few turnkey houses include. VAT is extra, as are the utility connections and the earthworks, and the figure, which the brand calls a guide price, can only be seen after registering for free on its website.

4.Grupo Eurocasa: the unit equipped at the factory, with transport and assembly extra

It publishes the price of its mobile homes and modular houses, and it is the price of the furnished and equipped unit as it leaves its factory in Burgos, without VAT, transport or assembly. Those items also have a price in its configurator, which prices the journey per kilometre and the assembly. Compared with the usual for houses sold finished but unassembled, its MOD modular series is above. It suits holiday accommodation or a simple home.

5.Maestro Casas: three different things, each with its own price

Under the same brand it sells three things that can't be compared with each other: timber kits to assemble, panel houses that arrive unassembled and unfinished inside, and a handful of modular houses that leave the factory finished, with kitchen, bathroom and heat pump. Note that its modular houses leave the factory finished, but unloading and placing them on the plot are paid separately. All its prices are provisional until the project is closed with its sales engineer. It suits you if you want to decide for yourself how far the manufacturer goes.

  • On its panel and modular houses, VAT depends on the page: its terms of sale include it and its range page adds it on top
  • The kit doesn't include the roof covering or the gutters, which are bought separately
  • Of its panel houses, only the entry version, without interior finishes, has a price in euros; the rest only have a rate per square metre

6.Norges Hus: a public price list for the factory package, without VAT

What it prices is the factory package: insulated external walls, partitions, roof structure and windows, with the production drawings and the structural calculation. The roof finish, the services and the whole interior are missing, and that is why it is one of the cheap ones per square metre among those sold as a structure. The price isn't on each house's page but in a separate price list that shows the date of its last revision. All its prices are without VAT. It suits you if you're going to finish the house with your builder.

7.Hobycasa: spruce kits at shop prices, for you to assemble

It sells Nordic spruce plank kits online: structure, doors, windows, fittings, screws and assembly instructions, and on its larger houses, transport to the mainland as well. Per square metre they are cheap even for a kit, and you can tell from what's missing: the wall has no insulation, depending on the model the floor, roof waterproofing and unloading the lorry are paid separately, and assembly and building work are always up to you. It suits a cabin, a garden studio or a weekend house you build yourself.

8.MNVEEK: a kit price with VAT included, and assembly on request

It presents itself as turnkey manufacturing and installation, but what it prices, VAT included, is the solid spruce kit: structure, beams, floor and ceiling boards, timber doors and windows with double glazing and assembly drawings. Transport is quoted on request, and it offers assembly in its own area and with partners elsewhere. Per square metre, its Valladolid house comes to 392 €/m², and the median for kits is 403 €/m². The wall has no thermal insulation, according to its specification, in all its houses except the Valladolid house (in Spanish).

9.Casas de Madera Málaga: the kit, at the price of its thinnest wall

Each house is advertised with the price of its thinnest wall: where there are several thicknesses, the shop makes you choose one when buying, and the one on the front page is the cheapest. For that figure you get a tongue-and-groove solid timber kit with floor, walls, a shingle roof, doors, windows, fittings and protective treatment for a first outdoor coat. Per square metre, its Miraflores house comes to 403 €/m², with the median for kits at 403 €/m². Assembly is not included, nor are the foundations, nor the insulation a house needs to be lived in all year round.

10.SODO Casa: solid timber kits with every extra priced

Casas de SODO Casa

A brand of the Lithuanian group Janolex, with a sales office in Madrid, which makes its timber houses in the Vilnius region. What it prices is the tongue-and-groove solid timber kit: roofing, insulation, gutters, impregnation, services, foundations, transport and assembly are extra. It invoices the house as a product, so VAT is charged at the standard rate, not the reduced one for new homes, and it shows the price with and without it. Per square metre, its Talinn model comes to 403 €/m², against a median of 403 €/m² for kits.

Our verdict

If you want a figure for a finished house, The Corten Company (in Spanish) gives one with a price per square metre in the middle of the turnkey range, although transport and assembly are only included in the province of Valencia; Moodul (in Spanish) charges more per square metre, but takes care of the building permit; and Atlántida Homes (in Spanish), also expensive per square metre, puts even the ground surveys into its fixed price. Maestro Casas (in Spanish) also has a few finished modular houses.

If you're going to build it yourself or with your builder, Hobycasa (in Spanish) has kits that are cheap per square metre, but without insulation; MNVEEK (in Spanish) and Casas de Madera Málaga (in Spanish), kits with VAT included; and Norges Hus (in Spanish), the structure with transport and assembly in the same table. Finished houses, with their price, are in turnkey houses, and kits in timber kit houses.

Frequently asked questions

Does a manufacturer publishing a price mean that's the price of the house?

Not always. Hobycasa (in Spanish) (in Spanish), MNVEEK (in Spanish) (in Spanish) and Casas de Madera Málaga (in Spanish) (in Spanish) put a price on a kit that you or your builder assemble; Norges Hus (in Spanish) (in Spanish), on the factory package with the walls, the roof structure and the windows; and Moodul (in Spanish) (in Spanish), The Corten Company (in Spanish) (in Spanish) and Atlántida Homes (in Spanish) (in Spanish), on the finished house. Maestro Casas (in Spanish) (in Spanish) sells all three types. Before putting two figures side by side, check that they cover the same thing.

Do the published prices include VAT?

It depends on the brand. Hobycasa (in Spanish) (in Spanish), MNVEEK (in Spanish) (in Spanish) and Casas de Madera Málaga (in Spanish) (in Spanish) include it; Norges Hus (in Spanish) (in Spanish), Moodul (in Spanish) (in Spanish) and Atlántida Homes (in Spanish) (in Spanish) leave it out; and at Maestro Casas (in Spanish) (in Spanish) (except for its kits) and The Corten Company (in Spanish) (in Spanish) their own website says it is included on one page and excluded on another. A figure with VAT and another without it can't be compared as they stand.

Is it common for a prefab house manufacturer not to publish its prices?

Yes, very common: many brands don't publish the price of any of their houses (69 of 125 manufacturers), and with them the only way is to ask for a quote. The brands on this page do the opposite, although each one puts a price on something different.

What do you have to add to a kit price to get a finished house?

Whatever the kit doesn't include, which is usually a lot: assembly, foundations, any missing insulation, water and electrical installations, kitchen, bathrooms, finishes, the design project and the permit, and sometimes transport, the roof covering and VAT. Before doing the maths, ask for the list of what's included in writing.
