1.Maestro Casas Fargo: log kit with a covered terrace under the same roof

The roof extends over a covered terrace that adds half a house again (21.6 m²): in a house this size, it is the living room for the good months.

It is a solid-log kit: floor, walls, roof structure and timber windows and doors. Per square metre it is one of the pricier kits (31% above the median for timber kits, across 132 houses from 8 manufacturers), and you can see what the extra pays for: the joinery, the VAT and delivery to the plot on mainland Spain, which a kit does not take for granted. The rest is up to you: the roof finish, insulation, assembly, foundations and services. For a couple or a small family with someone to finish it.

Worth bearing in mind

  • The guarantee has small print: it requires treating all the timber with preservative within two weeks of assembly

2.Hobycasa Málaga: three bedrooms in a solid timber kit

It is the only one on this page with three bedrooms, all on one floor next to the living room with the kitchen and the bathroom, so the rooms are small.

It is a kit of tongue-and-groove spruce planks to assemble on the plot: you get the walls, the roof boarding, the doors and the windows, with the screws and the instructions. Per square metre it is one of the cheap kits (49% below the median for timber kits, across 132 houses from 8 manufacturers), with VAT and delivery to mainland Spain included, and what it leaves out explains why: the roof finish, the flooring, the unloading, the assembly, the slab and all the services. The brand pitches it as a country cottage, guest house or holiday let, not for an urban plot with a building project.

  • Short lead time: 15 to 25 working days at the factory, plus 2 or 3 weeks of transport

Worth bearing in mind

  • The wall is a solid plank with no added insulation: to live in it all year round you have to insulate it separately
  • Its listing calls the 48 m² usable, but that is the external footprint: inside there are 45.3
  • The lorry arrives without unloading: you need a crane or helping hands on the plot, and unloading with a crane truck costs extra

3.Avrame Solo+ 75: an A-frame for one or two people that you build yourself

Its kit is cheap per square metre (39% below the median for timber kits, across 132 houses from 8 manufacturers), although Avrame does not make clear whether that price includes the windows and the roof covering.

It is an A-frame: the roof comes down to the ground on both sides and forms the walls. Downstairs there is room for the living room with a galley kitchen, the bathroom and the bedroom, and upstairs an open loft for sleeping, working or storage; its floor area counts that loft. It arrives as pre-cut pieces from Estonia, and insulation, foundations, assembly and all the services are sorted out on site. For a mountain retreat, a guest house or a rural rental, if you see yourself building it or have carpenters nearby.

In favour

  • You do not even need the kit: Avrame sells the plans on their own, and the timber is cut on site
  • Free layout: the A-frame is the only load-bearing element, so the partitions go wherever you like

Worth bearing in mind

  • Price without VAT, and delivery from Estonia is extra and not small: the brand puts it at 10 or 15% of the kit
  • Avrame does not assemble: you build it yourself or with carpenters, and the work is guaranteed by whoever builds it

4.Avrame Duo 100: A-frame with one bedroom downstairs and the loft above

It is one of the few Avrame models already built in Spain: its project list includes a Duo 100 put up here in 2019.

Its floor area counts the loft: the ground floor is smaller (about 35 m²) and holds the living room with the kitchen, a closed bedroom and the bathroom. Per square metre the kit is cheap (26% below the median for timber kits, across 132 houses from 8 manufacturers), because you pay for the structure and the envelope: no VAT, no delivery from Estonia and no insulation, assembly or services. For a couple or a family of three ready to get involved in the build.

In favour

  • The loft is almost as big as the living room (19.4 m² against 19.8): it works as a second bedroom or a studio
  • It leaves room for thick insulation: the brand designs it for the cold of northern Europe

Worth bearing in mind

  • The second bedroom is the loft, open and without a door
  • Short guarantee and only on the timber (2 years): the build is the responsibility of whoever puts it up

5.Brette Haus Rustic: arrives folded and opens up on the plot in a few hours

It is the only house on this page that travels folded and unfolds on the plot in a few hours, with delivery and installation included in the price.

It arrives finished: cross-laminated timber with wood-fibre insulation, bathroom and kitchen fitted, lighting, a fuse box and the water and drainage connections ready to hook up. What you save is building work and waiting on the plot; what it costs you have to ask, because it does not publish a price. The Latvian brand pitches it for living, working or renting, and it suits you if you want something habitable without getting into building work.

In favour

  • It can be folded again and moved to another plot: the brand talks of a hundred relocations
  • It comes with heat recovery ventilation as standard, which renews the air without throwing away the heating

Worth bearing in mind

  • Its list of what is included does not mention foundations: count on preparing the base yourself
  • It is heavy (about 10,500 kg) and arrives by lorry: the plot needs an access a lorry can get through

6.Inove Urban Evermod Mini 42: one bedroom and half the house for living

The living room and kitchen take up more than half the house (21.9 m²) and open onto a glass wall.

It is made by the Latvian firm Evermod and sold from Portugal by Inove Urban, which says it delivers anywhere in Europe. It arrives finished from the factory, with doors, windows and finishes, and delivery and foundations are extra. Evermod asks more for it on its own website than Inove Urban does: get the price confirmed in writing. Besides the living room, it has a good-sized bedroom (12.2 m²), the bathroom and a hallway. For one or two people: a first home, a studio or a rental.

  • Very well insulated wall, filled with rock wool: fit for living in all year round

Worth bearing in mind

  • Its website does not say whether the price includes VAT and contradicts itself on assembly: the model page includes it and its FAQ says it is extra. Get it in writing

7.Ecocapsule BOX Classic: its own power for a plot with no grid connection

It is the only house on this page with solar panels and a battery in the entry price, so it gives you power on a plot with no grid connection.

It is a one-piece module set down finished on ground already prepared. It is narrow (3 m wide on the outside), so everything goes in a row: the bathroom at one end, the kitchen and dining area in the middle and the sleeping area at the back, for two or, squeezed, four. Per square metre it is expensive (74% above the median for turnkey timber houses, across 47 houses from 10 manufacturers): you pay for self-sufficiency in very few square metres.

In favour

  • The top level adds off-grid water, with tanks and treatment, for a plot with neither water nor power
  • The brand says it can be used the same day it is set down

Worth bearing in mind

  • The entry price does not include the kitchen, the beds or the wardrobes: they come with the higher finish level, which costs more
  • Its square metres are measured on the outside of the module: there is less inside, and the brand does not say how much
  • Price without VAT, and you arrange and pay for delivery from Slovakia

8.Inove Urban Evermod Max 50: two closed bedrooms in a factory-finished house

It is the only house on this page with two closed bedrooms that is sold finished and with a published price.

It is made by the Latvian firm Evermod and sold from Portugal by Inove Urban, which says it delivers anywhere in Europe. It arrives finished from the factory, with doors, windows and finishes, and delivery and foundations are extra. At Inove Urban's price, per square metre it costs what is normal for timber houses sold finished with assembly extra (the median is 1,176 €/m², across 56 houses from 10 manufacturers), but Evermod asks more for it on its own website: get the price confirmed in writing. The second bedroom is not a box room (10.3 m², and the main one 12.5), so it works for a couple with a child, for someone who needs a home office or for a rental used in winter too.

In favour

  • The wall with the most rock wool in its whole range: for living all year round, even where it gets cold

Worth bearing in mind

  • The living room with kitchen is smaller than in the Mini from the same brand (18.4 m² against 21.9): the extra square metres go to the second bedroom
  • Its website contradicts itself on assembly (the model page includes it and its FAQ does not) and does not say whether the price includes VAT: get both in writing

Our verdict

If you can handle the building work, in kit form you have the Fargo (in Spanish) from Maestro Casas (in Spanish) and the two from Avrame (in Spanish), the Solo+ 75 (in Spanish) and the Duo 100 (in Spanish). You are buying the structure, not the house: in all three assembly, foundations and services are extra. The Fargo costs more per square metre and it is easy to see why: it includes VAT, delivery and the joinery. The Avrame houses come out cheaper, with VAT and delivery from Estonia still to add.

If you want it finished, the two Evermod houses sold by Inove Urban (in Spanish) arrive finished from the factory and, at its price, cost what is normal per square metre for timber houses sold that way with assembly extra: the Mini 42 (in Spanish) for one or two people and the Max 50 (in Spanish) if you need a real second bedroom. For both, ask in writing for the current price and whether assembly is included, because Evermod, which makes them, asks more on its website. The Rustic (in Spanish) from Brette Haus (in Spanish) arrives folded and ready, with delivery and installation, but you have to ask for a price. And the BOX Classic (in Spanish) from Ecocapsule (in Spanish) is the one that makes sense when the plot has no power: per square metre it is expensive, because you are paying for self-sufficiency.

For three bedrooms, the Málaga kit (in Spanish) from Hobycasa (in Spanish) is the only one on this list that has them, and one of the cheap ones per square metre, but the rooms are small and the wall has no insulation: think of it for the season, not for living in all year round. And if none of them fits, there is more to choose from among the small prefab houses.

What to sort out beforehand

Frequently asked questions

Do you need a permit to put up a small prefab house?

Yes, if it sits permanently on a plot: even if it is small and arrives finished, it needs a building permit, and the town's planning rules have to allow a home on that land. Being advertised as mobile or removable does not exempt it on its own, and neither does the manufacturer saying one is not needed, as Ecocapsule says of its BOX: in Spain the town hall decides, and you have to ask before buying.

Does the price include delivery, foundations and assembly?

It depends on each house, and none on this list says it includes foundations. With the kits you pay for the structure and assembly is extra; delivery is only included with the Fargo and the Málaga, both within mainland Spain (the Málaga without unloading). For the two Evermod houses the model page includes assembly but not delivery, the Rustic comes with delivery and installation, and with the BOX Classic the customer pays for delivery. Always ask for a closed quote with everything included.

Can you live all year round in a house under 60 m²?

Yes, if it is insulated for it. The two Evermod houses come with the wall filled with rock wool and are sold for year-round living. With the kits, insulation is paid for separately: with the Avrame houses you buy it and fit it on site, and with the Fargo's standard wall only the floor can be insulated, so for winter you need to order the wall prepared for insulation. If you are going to live there every day, look at the insulation before the price.
