Concrete modular homes: what they really cost

Prefabricated concrete homes to live in all year round, from those built piece by piece on your plot to those that arrive as modules almost finished at the factory. Here you can see what each price really covers, because in this material “turnkey” does not mean the same thing in two quotes, and what to ask for when the manufacturer does not publish the figure.

1.The Concrete Home Barcelona: a single-storey concrete house with its price list in view

It is the only one on this page with a public price per square metre and per region: you know what it will cost you before talking to anyone, but only if you build in Madrid, Catalonia or Andalusia.

Its published price is for the “construction only” option in Madrid, without VAT, and it already covers earthworks, foundations and transport. It leaves out the design, site supervision, building licences and ground surveys. Its more expensive “all inclusive” option adds the design, the licences and the technical fees, and the notary and land registry are extra too. In Catalonia and Andalusia the price per square metre goes up. If you compare it with a turnkey home that does include the design, add those items first. The concrete walls are made in a workshop and the roof is flat; Barcelona is the name of the model.

  • The porch and the garage on the plan are charged separately

2.Puzzle Vivienda Modular Tomiño: three volumes of exposed concrete on one floor

It is not a house you can order as it is: it is the design Puzzle drew for a plot in Tomiño (Pontevedra), and its website has still marked it “at project stage” since 2021.

What it shows is how the company works: it designs the house for your plot and delivers it turnkey at a fixed price, with the design, the licence and the declaration of new construction included. The price is fixed when the design is drawn up; before that there is only an indicative one. Two warnings before you call: its offices are in Tui and Vigo and all its published projects are in Pontevedra, and its projects after 2022 are light steel, not concrete. Ask whether it still works with this system.

  • Everything on the ground floor, with a closed garage, porch, storeroom, laundry room and plant room
  • A study of the plot and a 3D proposal before the price is fixed

3.MasArea Estocolmo: a small single storey with the bedrooms separated by the living room

Of the houses on this page with a published price, it is the one that puts the most into it: the design, the permits, site supervision, the health and safety study, earthworks and foundations, as well as the finished house.

With all that included, its price per square metre is below the median of 2,025 €/m² for concrete homes sold finished (40 homes from 7 manufacturers), even though it is small, where the kitchen and bathrooms weigh more on each square metre. The price is for its highest finish (T6); the lower finish levels exist, but with no published price. The modules are made in a plant, on a steel structure, and arrive finished. It works in Madrid and the surrounding provinces, such as Guadalajara and Toledo.

In favour

  • A separate kitchen and an entrance with its own wardrobe, so the front door does not open onto the living room
  • Every room has natural ventilation

Worth bearing in mind

  • The price is indicative: the final one is set after the preliminary design, and it does not say whether it includes VAT
  • Kitchen units and perimeter fencing do not appear in any finish level

4.Viviendas VME Cantabria 120: a single storey with a tiled roof and a published turnkey price

It is the only one on this page with a timber structure: a timber and steel frame wrapped in insulation, and the concrete is the mortar that finishes the façade.

It comes out cheap per square metre for a turnkey home: 29 % below the median of 2,025 €/m² for concrete homes sold finished (40 homes from 7 manufacturers). What you pay for is a framed house that looks like concrete, not concrete walls: it suits you if the look is enough and you want a well-insulated house, and not if you are after the mass of the material. VME builds it on your plot in stages and with no payments in advance, and works all over Spain from Sueca (Valencia): Cantabria is the name of the model.

Worth bearing in mind

  • It is quoted without VAT and on a permanent offer: ask whether the figure already has the advertised discount taken off
  • It does not say what else the price covers: no licences, fees or utility connections
  • It is advertised as a passive house with no certificate or energy rating published

5.Hormipresa L1: factory-made reinforced concrete and a fixed quote before work starts

It is the smallest in Hormipresa's range and the one that needs the least land: its ground floor takes up about 10.6 × 9 m, and the bedrooms are spread over two storeys.

Hormipresa makes the reinforced concrete elements at its plants in Tarragona and Puertollano and assembles them on foundations on your plot. It is bought in a particular way: the quote is fixed in a preliminary design that already includes the topographic and geotechnical surveys, and the company handles the licences with its own team. There is no price for the model: it only publishes an indicative starting price for its projects in general, which is not the price of this house. It works in the Barcelona, Madrid and Valencia areas and on the Costa del Sol.

  • Living room, dining room and kitchen in a single large space (49 m²)
  • A bedroom and a bathroom on the ground floor, in case someone cannot climb stairs

Worth bearing in mind

  • Its website advertises it as “single-level”, but its plans have two floors
  • Its website advertises it at 178 m² because it adds the porch: the enclosed house is smaller
  • About 7 months of works, not counting the preliminary design or the licence, and all its images are renders

6.Hormitech Simply: a single storey of white concrete panels

Hormitech designs it as a first home for young families, with a white concrete façade that, according to the company, needs no maintenance.

It is built on the plot with reinforced concrete panels that have the insulation inside, a solid wall that holds on to warmth and coolness. Its energy saving relies on design rather than equipment: orientation and natural cross-ventilation do not have to be bought or maintained. It has no price of its own: the builder only gives a starting price for any of its turnkey projects. It works from Madrid and Málaga.

In favour

  • A suite with walk-in wardrobe and bathroom, a separate kitchen and a laundry room on a single floor
  • A generous living and dining room for its size (almost 25 m²)

Worth bearing in mind

  • That starting price leaves out the design, site supervision, kitchen units and earthworks
  • The roughly 5 months are building time: they do not count the design or the licence

7.inHAUS Sóller: an L-shaped design house with an inner courtyard

Its concrete and steel modules leave the factory in Valencia about 95 % finished, according to inHAUS, and are assembled on the plot in a single day.

It is on two floors, with porches. Its system, EMOHA, is the company's own and, according to the company, it shortens the timescale considerably compared with conventional building, because all that is left on the plot is assembly. inHAUS delivers it turnkey with interior design and landscaping included, but it only shows the price if you register on its website. If you compare it with another concrete home, ask for the price broken down by item.

  • The company states that 86 % of the house is recyclable

  • It has considerably fewer usable square metres than built ones (155.72 of 195)
  • It combines concrete and steel: it is not a solid concrete wall

8.Teide Modular TM1 Basalto: concrete modules assembled dry, and the house finished

It is the only one on this page you can see before buying: Teide has a show home you can visit, and there are three TM1s built in Tenerife and La Palma.

Its price is a Canary Islands one, with IGIC rather than VAT, so it is not compared with the mainland median for concrete homes; what you can see is what it includes: it arrives with the kitchen and bathroom fitted, thermal-break window frames, solar or heat-pump hot water and an A energy rating. If you do not need that finish, the same house is sold as structure and façade as the TM1 Magma (in Spanish). It manufactures and delivers only in the Canary Islands, where IGIC is charged, and it does not say whether its price includes it.

  • Its own specification, with named brands for sanitary ware and electrics

Worth bearing in mind

  • It publishes no delivery time or years of warranty
  • Its specification dates from 2022: ask for an updated one

9.Viprehome VHome Trujillo: a single storey for a large family, in concrete modules

It is the only one on this page that fits four bedrooms and three bathrooms on a single floor, with no stairs.

Viprehome presents it as a modular concrete house, with modules the company makes itself, and it suits anyone who needs plenty of bedrooms at ground level: a large family or one with older people at home. It is one of the smallest in its VHome range, which goes up to much bigger houses, and like all of them it is bought by asking for a quote.

  • It shows finished houses, in the Madrid area and in Plasencia

  • No published price, for this model or for the rest of its range
  • Its website does not say what the house includes, the timescale or how it is built

10.Construcciones ALC Casa H: a single storey in two wings, in two sizes

Its H-shaped plan separates day and night into two parallel wings, joined by an entrance with a courtyard, and the large windows in both wings seek light and cross-ventilation in every room.

ALC sells it as a concrete house, but its load-bearing walls are Termoarcilla clay block (a ceramic block): the concrete is in the slab, the ring beam and the floor structure, and everything is built on your plot. That said, it sells it at a fixed “all inclusive” price, from the geotechnical survey, the design and the professional approval to the foundations, the kitchen, the sanitary ware and utility connections up to 5 m. You have to ask for the figure. It builds from Vila-real and works mainly in Castellón, Valencia, Alicante, Tarragona and Teruel.

In favour

  • The larger version only adds a bedroom in the night wing: you choose the size without changing house
  • A master suite with walk-in wardrobe and en-suite bathroom, and a guest toilet in the day area

Worth bearing in mind

  • It needs a wide plot: the small one takes up about 14 × 15 m and the large one about 18 × 15, plus the distance to the boundaries
  • Two bathrooms and a toilet in the four-bedroom version too

Look too at how each one is built: in some the concrete is the structure, and in others it stays in the façade or the floor slabs.

Our verdict

The short answer: with concrete, comparing prices means first getting them and then checking they cover the same thing, because each manufacturer puts different things into its turnkey price.

If you want the price to include almost everything, MasArea (in Spanish) puts the design, the permits, site supervision and the foundations into the price of its Estocolmo (in Spanish). The Concrete Home (in Spanish) publishes its price per square metre, but leaves the design, the building licences and the ground surveys aside. And Teide Modular (in Spanish) sells the same house finished, the TM1 Basalto (in Spanish), and as structure and façade, the TM1 Magma (in Spanish), only in the Canary Islands.

If price is where you start, be ready to ask for it: Hormipresa (in Spanish), QCasa (in Spanish), Construcciones ALC (in Spanish) and inHAUS (in Spanish) do not publish it for their models (inHAUS shows it if you register), although Hormipresa and ALC give it to you as a fixed figure before work starts. How much does a prefabricated concrete home cost?

If you want it finished, the median is 2,025 €/m² (40 homes from 7 manufacturers), the highest of the materials that can be compared. But before you multiply, check what each figure covers: Teide Modular (in Spanish) (in Spanish) sells the same house for 75,000 € as structure and façade only, and for 176,464 € finished (Canary Islands prices, with IGIC rather than VAT).

Why do so few concrete homes publish their price?

37 % of concrete homes publish a price, compared with 52 % of all the prefabricated homes in the catalogue. The reason is that many concrete manufacturers do not sell a closed product but a design they adjust to each plot: Hormipresa (in Spanish) (in Spanish) fixes the quote in a preliminary design that already includes the topographic and geotechnical surveys, QCasa (in Spanish) (in Spanish) says it adapts size, layout and finishes to each client, and inHAUS (in Spanish) (in Spanish) only shows the price to those who register. That is why their models are a starting point, and to compare it pays to ask all of them for a quote with the same list of items.

Is a concrete home more expensive than a timber one?

If you compare finished homes, yes: the median for turnkey concrete is 2,025 €/m² (40 homes from 7 manufacturers) and for timber, 1,267 €/m² (47 homes from 10 manufacturers), so a square metre of concrete comes out 60 % more expensive. And concrete has no entry step: not a single kit is sold for you to build yourself, whereas with timber you can start with one.

What maintenance does a concrete home need?

On the façade, little if the concrete is exposed and coloured through: The Concrete Home (in Spanish) (in Spanish) tints the concrete while it is still liquid at the factory and applies a water repellent on the plot, so there is no repainting. What it does warn is that dust, pollen and dirt stick, and it recommends cleaning with a pressure washer. If the house has concrete only on the outside, as mortar over the insulation, ask what maintenance that layer needs, because it is not an exposed concrete wall. And on a flat roof, what you keep an eye on is the drainage and the waterproofing.

How long does it take to get a finished concrete home?

Among the manufacturers that publish a timescale, VP Viviendas (in Spanish) (in Spanish) talks of 2 to 4 months from the licence, Hormipresa of about 7 months of works and The Concrete Home of 6 to 8 months from the start of construction. What matters more is when they start counting: none of those timescales includes the design or the licence, which come first and do not depend on the manufacturer. The fast part is assembly: VP places the structure in one or two days, and inHAUS's modules are assembled in one, according to the company.
