1.Maestro Casas Salerno: an L shape with the porch under the same roof

The price includes a 10 m² porch covered by the house’s own roof, right by the living room’s large window, so it can be used even when it rains.

It is a single-storey L that arrives in panels to be assembled on your land, with the board cladding, the roof and the windows, and with a wall you can reinforce if you build somewhere really cold. On the plot you need a rectangle of about 15 × 9 m, plus the setback from the boundaries. It is one of the expensive ones in its scope: its price per square metre is 60% above the median of timber houses over 55 m² sold as a structure (64 houses). It suits a couple who want rooms for working or for guests, or a mid-sized family with someone to finish it.

Worth bearing in mind

  • What you pay for is the shell: foundations, assembly, plumbing and wiring, partitions and interior finishes are extra

2.Maestro Casas Milk: three bedrooms and an entrance lobby that keeps out the cold

The entrance is a closed lobby with its own door: it works as an airlock, so cold and wind do not blow straight into the living room.

A square single-storey plan with three bedrooms, one bathroom, a pantry the manufacturer suggests turning into a study or a second bathroom, and an open space for cooking, eating and living, opening onto the façade through tall windows. Its price includes VAT and delivery to mainland Spain. But the kit at its price is the one with the thinnest, uninsulated wall: to live in it all year round you have to order the version prepared for insulation and pay separately for the insulation, the roof covering and the assembly.

3.AM Prefabricadas Ámsterdam 59: the same house priced at two scopes

The manufacturer prices this same house closed on the outside and also finished, so you can see what it costs to complete it inside.

A single-storey box with a flat roof, a ventilated façade and two twin bedrooms, with no corridor. The price on the card is for partial finishes: it arrives assembled, with the waterproofed roof, the cladding and the windows, but without partitions, services or finishes, and without VAT. Per square metre it is one of the expensive ones in that scope (74% above the median of timber houses over 55 m² sold as a structure, 64 houses). It only builds the finished version in Catalonia; in the rest of mainland Spain it delivers it like this, for a local team to finish.

4.American Building System Ter: finished, with a heat pump and assembly in the price

It arrives factory finished in modules, with ducted air-source heat pump, underfloor heating downstairs and an A energy rating, and the price already includes VAT, transport and assembly up to 60 km from its factory in Guadalajara.

Two storeys with three bedrooms and three bathrooms, a large living and dining room and a separate kitchen, and outside the area on the card a 70 m² porch, a covered garage and a storeroom. It is well insulated, with mineral wool in walls and roof, and there is a passive version, more expensive, with more insulation and triple glazing. Its price list states it is valid until 31 December 2025, so it has expired: ask for an updated price before doing your sums. It suits a family that wants to move in without coordinating trades and is building near Madrid or Guadalajara; further away, delivery is quoted separately.

Worth bearing in mind

  • The design project and the licence, which the manufacturer charges separately per built square metre, the slab, the utility connections and the kitchen units are not included
  • Its data sheet does not add up on floor area (the breakdown by storey adds up to more than the total): ask for the area schedule before comparing the price per square metre

5.Casas de Madera Yustas Galicia: arrives assembled and painted, with a porch

It arrives assembled and painted, with the wiring, plumbing and bathroom fittings installed, not on pallets for you to put up.

A single storey with three bedrooms, a living room, a separate kitchen, one bathroom and a 16 m² porch, with a solid timber wall considerably thicker than a kit’s, insulated inside, and a ceramic tile roof. Its price per square metre is 22% below the median of timber houses over 55 m² that arrive finished (37 houses), and part of the difference is what it does not include: neither the fitted kitchen nor the heating. Galicia is only the name: the brand is from Jerez de la Frontera and says it builds all over Spain.

6.Jular Treehouse Douro T2: two bedrooms, each with its own bathroom, and the price in plain sight

Each bedroom has its own bathroom, in two wings on either side of a living room with kitchen, glazed front and back, that opens onto a large timber porch.

It is made by Jular, a Portuguese timber company, with a glued laminated timber and Kerto structure and a ventilated façade of treated pine. It is sold in its online shop with the price in plain sight, but that figure is the finished house and nothing more: transport, crane, assembly, foundations, the planning project and the kitchen units are extra, with no published rates. It sells in Portugal and quotes transport to other countries separately, and the figure on the card is before tax, so ask with what VAT and what it costs to bring it and assemble it before doing your sums. It suits two couples or a rental that needs privacy more than a family with small children.

7.Baufritz Linie: German eco-building at a fixed price and a committed date

It is insulated with wood shavings, a natural insulation developed by the manufacturer itself, and the electrical installation is shielded as standard.

Three bedrooms over two storeys on a footprint of about 7.6 × 9.5 m, designed for two to four people who prefer fewer square metres and a higher finish: underfloor heating with a heat pump, solid wood parquet and doors, and an interior designer who helps choose the finishes. Baufritz delivers it turnkey from the slab up, with a fixed price and a committed date. But it only delivers in Germany and Switzerland: its price is a calculation for its German delivery area, with German VAT included, and it cannot be ordered for Spain. It serves as a reference for what this level of finish costs, not as a quote.

8.Caleba Priscilla: a single storey with the double garage inside the house

The double garage sits inside the volume of the house, entered from the hallway, and next to it there is a storeroom that also opens to the outside.

The Italian firm Caleba lays it out on a single level, with no stairs, and a sleeping area that can be arranged as three bedrooms or as two plus a study. What the kit includes shows in the price: the double-leaf wall already has the insulation inside, and the partitions and the timber floor come with it. But the windows, the external doors, the roof covering, transport and assembly are chosen and paid for separately.

9.Naturmaderahogar Nórdico Xixona: timber inside, render outside

From the outside it does not look like timber: the structure is made of timber panels, but the façade is smooth render and the interior plasterboard, so it needs no stain or varnish.

A single storey with three bedrooms, a living room with kitchen, a utility room and a covered terrace, assembled on your plot from panels prepared in its workshop in Crevillente. Its price per square metre is close to the median of timber houses over 55 m² sold as a structure (64 houses), but watch what is left out: plumbing, wiring, the slab and VAT, which the brand states as extra in its list of offers. Its area is Alicante, Murcia and Albacete, and transport and assembly are included only in the first two.

10.Inove Urban Evermod Duo: three bedrooms in a small house and a very well insulated wall

It fits three bedrooms into very little house, and the living room with kitchen opens to the outside through a four-metre glass wall.

It is made by the Latvian firm Evermod and sold from Portugal by Inove Urban, with a timber structure and a thick wall filled almost entirely with rock wool, the kind that really insulates against cold and noise. It arrives finished from the factory, and at Inove Urban's price it costs 16% less per square metre than the median of timber houses over 55 m² sold finished with assembly extra (20 houses), although Evermod asks more for it on its own website. And Inove Urban's website contradicts itself: the model pages say the price includes assembly and its FAQ says it does not. Ask in writing what is included before comparing.

Our verdict

With timber, the price does not compare houses: it compares how far each one goes. A kit of parts, a shell unfinished inside and a house ready to move into are all advertised the same way, with a “from” price, so before looking at the price per square metre you need to know which scope you want.

If you are going to put it up yourself or with a crew you trust, with the Maestro Casas Milk (in Spanish) kit you are buying the structure, and to live in it all year round you have to add the insulation and the roof covering. If you would rather receive the shell ready made, the Maestro Casas Salerno (in Spanish) comes in panels with the cladding, the roof and the windows, and it is one of the expensive ones in its scope; even so, it still has to be assembled, plumbed, wired and finished.

If what you want is for the price to be the price, the American Building System Ter (in Spanish) arrives finished, with VAT, transport and assembly included up to 60 km from its factory in Guadalajara. Ask for a new price list: the one it publishes states it is valid until 31 December 2025.

And the proof that what separates prices is the scope, not the manufacturer, is the Ámsterdam 59 (in Spanish) by AM Prefabricadas (in Spanish): it prices the same house closed on the outside and finished, and the gap between the two figures is what is missing inside (partitions, plumbing and wiring, bathroom and finishes). Before comparing two prices, check that you are comparing two scopes.

What to sort out beforehand

Frequently asked questions

How much does a timber house to live in really cost?

It depends on where the price stops, not on the timber. Among the catalogue’s timber houses over 55 m², the median is €435/m² for kits (77 houses), €614/m² for those sold as a structure only (64 houses) and €1,262/m² turnkey (37 houses). The gap between a kit and a finished house is not a mark-up: it is the rest of the house, which with the kit still has to be built.

Why do two timber houses cost so differently per square metre?

Because you are not buying the same thing. Of the timber houses over 55 m² that publish a price (252 houses), 76% advertise an amount that is not the finished house: a kit of parts, a shell unfinished inside or a house assembled separately. Between a kit and a turnkey house there is no different timber: there is a different share of the work already done, from assembly and insulation to services, bathroom and kitchen. That is why square metres are only compared within the same scope.

Can you live all year round in a prefabricated timber house?

Yes, if the wall is insulated, and that depends on what you buy more than on the timber. A kit can be sold with an uninsulated solid log wall, designed for seasonal use, and the insulation as an extra or as a separate version of the wall. Among the timber houses that say what they insulate with, more than half use mineral wool, and natural insulation, such as wood fibre or wood shavings, is a minority. Before signing, ask whether the insulation is included in the price and whether there is a thicker wall for cold areas.

What does the price of a prefabricated timber house not include?

It depends on the scope, and it is worth reading house by house. A kit is the parts: assembly, foundations and services are on you, and in some cases the finished roof covering and the insulation too. A house sold as a structure is the shell, closed on the outside but without partitions, services or interior finishes. And not even turnkey covers everything: of the catalogue’s turnkey houses, in any material, fewer than a third include the licence, and foundations and utility connections always need to be asked about.

How long does it take to get a timber house assembled?

A kit is delivered sooner than a turnkey house: Maestro Casas, for example, gives 6 to 8 weeks between manufacturing and delivery for the Milk kit. A house that arrives finished takes longer, and you have to check when the count starts: the American Building System Ter states 120 days, but from signing and with the licence already granted, a step that neither the manufacturer nor you control. And none of those lead times includes the licence, the foundations or the utility connections, which come first.

Does a timber house need more maintenance?

The façade decides it, not the structure. A façade of exposed timber needs stain or varnish from time to time; one of render, ETICS or boards does not. Several manufacturers let you choose: on the Salerno by Maestro Casas, the cladding can be timber boards, charred timber or fibre cement boards, and on the Ámsterdam 59 by AM Prefabricadas, treated timber or cement-bonded wood board.
